What is Forest Lake Townhomes?
Forest Lake Townhomes is a gated community of 248 townhomes in Fort Myers, Florida, built in 2004-5. All home owners become members of the Forest Lake Townhomes Homeowners Association.
Who manages the community?
Vesta Property Services has managed the association since April 1, 2025, replacing Tropical Isles. Owners received a Vesta Welcome Letter and are asked to return a completed Owner Information Form.
How do I pay my HOA fees?
Make payments as directed by Vesta Property Services through the resident website. Owners were advised in 2025 not to pay HOA fees to Tropical Isles, Spires or Frontsteps.
How do I register a guest's vehicle for guest parking?
Use the resident website and complete the FLT Guest Parking Registration form. Registrations of up to 14 days are approved automatically and you will not receive further confirmation.
How do visitors get through the gate?
Visitors stop at the virtual gate and give their identification and the address they are visiting. Security contacts the resident, and the visitor is let in once the resident approves. Residents can approve visitors in advance using the Envera app.
Where can I find the Rules & Regulations?
The Rules & Regulations, approved at the April 30, 2024 Board meeting, are on the resident website under Resources, Governing Docs.
Can I rent out my townhome?
Owners may lease their townhome for an annual lease or a seasonal rental of at least 30 days, following the Rules & Regulations, Section S. No portion of a unit, other than the entire unit, may be rented, and units may not be sub-let.
Are for-sale or for-rent signs allowed?
No signs of any kind may be placed on the property by owners or realtors. Open house signs are allowed only on the day of the open house and must be removed at the end of the day.
Do I need to register my dog?
Yes. The Dog Registration and DNA program requires a dog photo, proof of vaccination and a DNA sample, so that owners who do not pick up pet waste can be identified.
Who is responsible for hurricane shutters?
Owners are responsible for installing and removing hurricane shutters on their townhomes. The HOA does not install or remove them.
Is pest control included in HOA fees?
Yes. First Call Pest Control provides a pest spraying service outside and inside your townhome, included in your HOA fees.
What amenities does Forest Lake have?
A clubhouse with a kitchen facility, an exercise and weight room, a heated pool with a covered patio deck, a children's playground, and a 3-mile linear park along the north border.
I want to buy or rent in Forest Lake. Who should I contact?
