The next ANNUAL GENERAL MEETING of the HOA membership is scheduled for Tuesday February 11, 2025.

HOA members will receive a copy of the 1st Notice (by email if consented to electronic communications, or by USPS) in early December. 2025- AGM - First Notice of Meeting

This notice includes the information for an HOA member to register to be a candidate for the HOA Board.

HOA members will receive a copy of the 2nd Notice which includes the AGENDA and information regarding voting for the 2025 Board of Directors using ezVote (by email if consented to electronic communications, or by USPS) in early January.

Sunday, January 1st to Tuesday, February 28th at Your Patio

The next HOA Patio Inspection that was scheduled for October 11, 2022 WILL BE RESCHEDULED TO A LATER DATE (DUE TO HURRICANE IAN). The new scheduled date will be posted, when it becomes available.

The HOA conducts QUARTERLY patio inspections, to ensure residents are not permitting snakes and other vermin from living in their patios and causing a nuisance to their neighbors and the common areas. The Rules & Regulations state:

H. Cleanliness:

1. The Common Properties shall be kept clean and free from all litter and trash. Members shall not allow anything to be thrown, or to fall from windows and/or doors. No substances shall be permitted to escape to the Common Properties from the dwelling units.

2. The home owner's patio area must be maintained by the home owner/renter. No unit is allowed to have any overgrown plants or weeds. Pet waste in the patio area must be removed regularly. Grass needs to be mowed and kept up.

The date set by the BOD to have all shutters down is 30 Nov 2022

M. Hurricane Shutters:

4. Following a hurricane, the HOA Board of Directors will provide communication to residents as to the date by which hurricane shutters will be required to be removed. Homeowners who fail to have hurricane shutters removed by the HOA imposed deadline may be subject to fines, and will be charged the cost of having this work done by the Association.

Tuesday, February 8th, 7:30 pm at Zoom meeting

The ANNUAL GENERAL MEETING (AGM) of FLT OWNERS, is on Tuesday February 8, 2022.

Voting for the HOA Board will be conducted by ezVote in advance of the meeting, results will be provided by Tropical Isles at the AGM.

Whereas the HOA is required by our Bylaws to provide written Notice of the Annual General Meeting to each Member, by referendum the owners at the 2021 AGM approved that all election materials that accompany the electronic voting for future AGM's be sent by email, unless the Member requests that the Association provide the complete election package by mail.

In addition to the above change, an email from ezVote Support was sent to Owners on Wed Sept 29, 2021 at approximately 12:20 pm, requesting Owners vote their preference for HOA communications. as follows:

1. Do you accept all future communications from FLT electronically? (Where individual owners agree with this, the HOA will communicate specifically with those Owners electronically). Owners who approve this ballot question will therefore also receive the NOTICE of the AGM via email.

2. Do you approve an Amendment to our Docs allowing electronic communications where our Docs currently require USPS mailings (If a minimum of 2/3 Owners (166) approve this question, then all future communications to all Owners will be electronic unless Owners specifically request USPS mailings). If over 166 Owners approve this ballot question our Bylaws will be amended to provide electronic communication (email) to all Owners for all HOA matters, unless Owners specifically request USPS mailings.

Monday, November 4th to Friday, January 31st

The painting of all buildings in FLT is complete. The Contractor will be back in November, 2019 for doors, shutters and anything missed. The inside of the front door jambs that requires doors to be open is tentatively scheduled for January, 2020. Any residents with painting concerns (required touch-ups, clean-ups, painted or torn screens, etc.) should ensure these concerns have been passed on to Alan Cinqmars. The Contractor is performing inspections, and the workers will complete all items on the deficiency list.
